How much does a home inspection cost?
The cost of a home inspection depends on the home. Every home is different, that’s why there is no set price for a home. The price depends on the age, size and location. What is inspected during a home inspection?
This one is simple, Everything! We inspect everything from the roof to the foundation and everything in-between. For a more detail list of what I inspect check out my home inspection service webpage.
Do you walk the roof during the home inspection?
When it comes to walking the roof. I only walk the lower roofs not the high ones. OH&S require you to have full fall protection when on high roof for safety reason. For high roofs I have a high definition drone that I fly to fully inspect the roof for issues.

When do you provide the report and do you have any samples?
My reports are usually delivered to the client within 6 hours of the home inspection. On my website it says 24 hours because there’s always a chance that something will come up that will take priority, like family matters.

How long do your home inspection take
Newer and smaller homes tend to take about 1.5 hours but larger and older homes tend to take longer. So the range would be around 1.5 to 2.5 hours per home inspection.
Do you offer military discounts
Yes, I do offer a military discount. I to was in the military and I know what the pay is like so to help out my fellow brothers and sisters I off er them a discount.
Do you have a checklist we can use when viewing the home?
Yes, I have one of the most detailed checklists out there. My checklist is not the generic one you’ll get online, It has the major things listed and what to look for and a note section under every system where you can take notes.
Do I need a home inspection on a newly built home?
You would want to think that your new home is built the right way with no issues but the reality is that home builders have subtrades doing most of the work in the home and you can get some of the good and bad subs. I have not gone into a new built and not found any issues. There is always something wrong with the home. Today’s prices subs and builders try and save money where ever they can so that’s why you should always have a home inspection done.
Do you do rural home inspections?
I do inspect rural homes. I am certified to inspect the well and septic systems but our inspection ( its the same for all home inspection companies that do we and septic) are only visual. When it comes to buying a rural home, it is always highly recommended that you have a full well and septic inspection done by professional installers. If you are buying a new rural home then I would suggest just a visual but when they are older homes you’ll want them fully inspected.
As a seller, Should I have a home inspection done before listing the home?
I have a great blog post on this in my blog section of the site. It gives you great insight of why you should have one performed on your home before listing. With a pre-listing home inspection done on your home, you get to know the issues before you list and correct them so you can get the most value out of the home.
Do I have to attend the home inspection?
No you do not have to attend the home inspection. It is highly recommended that you do though because I show and explain to you all the issues in the home. I also show you how to properly maintain your systems and when the maintenance should be performed. SO no you do not have to attend but if you want the most out of your home inspection I recommend you come and follow me around.
Would you let me know if the home failed the inspection?
We can not say if the home fails or passes a home inspection. That depends on you as the buyer and if you can afford to repair or replace the issues that were found. Its easy for me to say the home passes but you have to keep in mind that everyone is different. I have a high tolerance when it comes to home repairs because I can do everything myself. Most people has to hire someone to fix the issues. So It’s all up to you and your financial situation and your skill level.
