Roof System

Exterior

The exterior of the house is inspected for any damage to the siding, such as cracks, rot, or peeling paint. Windows and doors are examined for proper operation, sealant integrity, and signs of moisture intrusion. The foundation is assessed for cracks, settling, or signs of structural issues. Grading and drainage around the property are evaluated to ensure water flows away from the foundation. Decks, patios, and visible landscaping features are also inspected.

Heating System

The heating system, whether it’s a furnace, boiler, heat pump, or radiators, is examined for proper operation and condition. The inspector checks for any signs of leaks, rust, or damage. Ductwork and vents are inspected for cleanliness, proper insulation, and adequate airflow. The thermostat is tested for accuracy and responsiveness.

Cooling System

Air conditioning units, evaporator coils, and condensers are inspected for proper operation and maintenance. Ductwork is checked for any leaks, damage, or insulation issues. The thermostat is tested to ensure it controls the cooling system effectively.

Plumbing System

Even though my standards of practice state that we do not have to inspect the appliances, we do a quick check for operation.

Attic

The attic is inspected for proper insulation levels, ventilation, and signs of moisture or pest intrusion. The inspector examines the roof sheathing, visible framing components, and any signs of leaks or damage.

Exterior Workshops
